Last week, I included a blurb about Linda Vista’s American Legion Post 731 needing help with its restoration. This week, I sat down with a couple of board members and dug deeper into the story. Founded in 1946, this post has been a community pillar, working hard to give back to local residents and, most of all, veterans and their families.
Linda Ronstadt once performed here, but now the live entertainment hall is a graveyard, stuck in 1972. Post 731 needs help to rebuild its dwindling membership base, and it can’t do that in a crumbling, aging building. Its commander hopes a corporate donor will step up and help them bring this institution back to life.

Tanghuo Kungfu Spicy Hot Pot, a Sichuan-style Chinese street food chain, is slated to open in the Convoy Village Shopping Center at 4344 Convoy Street sometime this year (which was reported earlier this year). According to records, they were just issued their liquor license on August 12, so hopefully there will be further announcements on their opening date soon.
More Apartments Coming to Clairemont Drive Lot Near Best Western
This is one of the most inquired-about spaces by readers and followers, and recent permit activity indicates a new mixed-use complex will be built at 2565 Clairemont Drive. This is the lot near where trolley parking recently opened to support the Clairemont Drive trolley station.
The proposed project is named Bayview Apartments, and the permit filings are for a six-story mixed-use retail and residential building that will include an outdoor deck, pool, and a parking structure (hallelujah!).
Zephyr, the developer on this project, was originally supposed to break ground several years ago, but it was put on hold. Zephyr is also developing Midway Rising.
Side note: Zephyr lobbyists, Allen Matkins, have sought information about San Diego’s Inclusionary Affordable Housing Ordinance, which allows affordable units to be built off-site up to 54 months later.
Affordable Home Development Plan 2027
The City of San Diego recently announced its Affordable Home Development Plan, selecting 11 city-owned sites for potential housing development. Several of those sites are in our neighborhoods, as already reported. The city announced the proposed number of units at its recent open houses.

ποΈ Rose Canyon Operations Yard (on Morena Blvd.)-2,436 units (no, that is not a typo)
Interestingly, while the project title includes “affordable,” city representatives at the open house in University City last week said these sites won’t necessarily be dedicated to affordable homes and could potentially be 100% market rate. The city says it’s currently in its analysis phase. The city is accepting surveys from residents, so please fill out this form if you support or oppose these projects.
